Vinyl runs about $8,000–$18,000 for a full re-side and fiber cement $15,000–$32,000, with engineered wood in between and cedar at the top. From the local price pages checked for this guide:

A third Clark County contractor prices a typical 2,500 sq ft home at $14,000–$22,000 in vinyl and $22,000–$38,000 in James Hardie. Material pages: fiber cement and vinyl.

Wall area comes first, then the material and whatever is behind the old boards:

1. Wall area. Installed siding runs about $900 per square (100 sq ft), and a typical two-story runs about 20 squares.
2. Material. Hardie runs 50–100% more than vinyl.
3. What's behind the old siding. Rot and sheathing repair are unknown until the tear-off; repairing a single siding area with rot runs $1,000 to $5,000.
4. Tear-off. Expect $1–$3 per square foot for tear-off and dump fees, or about $300 per square.
5. Trim and window flashing. Higher-end trim packages add $1,500–$5,000.
6. Painting. Field-painting adds $5,000–$20,000 or more.
7. Stories. A two-story house costs more per square foot than a single-story one because of scaffolding time.

Because a siding job is two jobs: the cladding you can see plus the envelope work behind it. Bids that only price the first one always look cheaper. A bid that reuses old trim, skips window re-flashing or leaves out a rot-repair rate is a smaller scope, not a better price.
